• Project Management

  A project is only as good as its project manager. Our project managers have vast experience managing multiple consultants (survey, appraiser, right-of-way, title) on large-scale construction projects. Our PMs are accustomed to being the go-between for multiple consultants, the client and property owners.

• Negotiation

  The McCarthy Partners’ condemnation rate is less than 20%, which is well below the average. We believe our face-to-face negotiating strategy is how we are able to deliver the needed right-of-way to the condemning authority quickly and efficiently.

• Relocation

  Our relocation team has experience working on small- and large-scale relocation projects. From single-family homes, to car dealerships, manufacturing facilities, gas stations, flea markets, storage units, and everything in between, we’ve done it.

• Condemnation Support

  As mentioned above, the condemnation rate for McCarthy Partners is less than 20%. However, when we do have to go through condemnation proceedings, our team works quickly to ensure paperwork is filed on time, special commissioners are signed up quickly, and awards are filed when they are ready. We also lean on our outside counsel to ensure eminent domain proceeding paperwork is in order before submitting it to the condemning authority.

• Title Curative

  Our team works directly with banks, wind farms, the State of Texas and other agencies to obtain partial releases in order to clear title prior to closing.

• Property Management

  We assist with asset management by collecting rent from tenants and ensuring the building is safe prior to its demolition. We can also assist with demolition, including asbestos abatement programs. While we are not an environmental firm, we are familiar with the process.

• Cost Estimating

  Our team has traveled around the State working on cost estimates for major new highway construction projects. From prior experience, the teams has a keen understanding of what the price for affected improvements are. One of the cost estimates our team has conducted was off by only 2%.

• Administrative Staffing

  We are able to supply administrative support personnel to any office environment. The administrative staff would be able to focus on document retention, scanning, document control, and general office management. If your firm needs to reach a DBE percentage target but are uncomfortable giving some of the design or acquisition work to a different company, hiring administrative staff is a great way to ensure your target is reached while maintaining maximum control of the project.
